This article presents the talk we delivered on November 29 at the BIM Venezuela conference, titled “Generative AI and BIM: Enhancing Decision-Making with Data”, where we showed how the BIM + AI methodology enables optimizing decision-making in residential projects.


Generative AI and BIM in Decision-Making

At ARCHITEChTURES, we have been developing solutions that combine generative AI and BIM for years, focused on enhancing decision-making through data. In recent months, we have concentrated our efforts on using BIM models hosted on our cloud platform to facilitate feasibility studies and site capacity analyses, especially in the early stages of a project, where every decision has a critical impact.

What is ARCHITEChTURES?

For those unfamiliar with our tool, ARCHITEChTURES does not work with generated images like other rendering tools, but directly with design parameters. The user adjusts criteria such as area, number of units, or minimum dimensions, and the system generates a BIM model in real time, with all the data needed for decision-making: usable areas, unit layouts, elevator cores, structure, and more.


How It Works: From Parameters to BIM Model

The workflow is simple and efficient:

  1. The user enters design criteria (target area by unit type, façade thickness, minimum dimensions, etc.).
  2. The platform generates multiple design options in real time.
  3. Results can be modified on the fly, without the need to download the model.

This allows feasibility and capacity studies, which would normally take days or weeks, to be completed in minutes, maximizing efficiency and accuracy.


Practical Case BIM + AI: Optimizing a Social Housing Project

To illustrate how ARCHITEChTURES works, we present a real project with a Spanish developer. It involved a relatively small plot (35 x 48 meters) for social housing development.

Thanks to the platform:

  • Up to three different building typologies were explored: compact block, courtyard block, and internal corridor.
  • More than 30 design variants compliant with regulations were generated, optimizing areas and layouts.
  • Financial criteria, such as unit sale price, construction costs, and product mix, were analyzed to determine the most profitable option.

Result: The best option outperformed the worst by over one million euros in profitability, demonstrating the platform’s ability to combine architectural quality and economic efficiency.
